We have also had several reports of offers being accepted and then buyers finding the price has been substantially increased at the last minute. Our advice in those cases, is walk away for a few days.

If you do decide to employ a contractor to do your renovation - double check his credentials and get his quote for the work in writing. There is nothing more heartbreaking than to see gullible house owners standing in the midst of a house that could have been beautiful - but has been ruined by shoddy work.
Remember - when in doubt, ask someone who has been through the process.
