Irish promote Moroccan property sales

Here is a fine example of how to attract the Irish to buy real estate in Morocco. Or is it just badly written? You choose!

CLICHÉS eh? Can't live with them, can't live without them. Boom boom.

Now here's a cliché that comes into all our minds when someone mentions Morocco - men with fezzes on their heads and camels who always seem to have the hump.

Of course as anyone will tell you, it's the men who have the hump and the camels are wearing the hats. And another thing - why oh why do camels always insist on those elaborate public displays of urine gymnastics?

God damn it, but every time I see them on the TV, there they all are - with their gymnastics. You wouldn't get away with that kind of behaviour down my way, I can tell you.

Mind you, quite what a camel would be doing in North Kildare is anyone's guess, but you get my point.

Larionovo get the point. They've been getting the point since the point was invented, and indeed some of you will remember that back in November they had their initial Moroccan launch of apartments which sold out in just over a week.

Now they've twisted various Royal arms and interrogated a few more camels to ensure that the Irish public can once more be the first to get their mitts on their second release of this top Moroccan development.

This second wave of apartments is in the Moroccan Mediterranean resort development of Alkudia Smir.

The resort, which is just five minutes from the famous Marina Smir where Morocco's King Mohammed and the Saudi Royal Family have holiday homes, is being hotly tipped as a high-potential investment opportunity for Irish investors.

"We knew that Alkudia Smir would be popular before we launched it in November, but even we were taken by surprise by the level of interest," said Larionovo sales and marketing director Andrew Brett.

"Since then we've been inundated with requests for more units. This new release of units is in a fantastic location within the development, and we expect it to sell out just as swiftly as the last."

Alkudia Smir is located on Morocco's famous 'Golden Mile', the most exclusive tourist region in the country, on a seemingly endless stretch of unspoiled beach.

Brett is excited, very excited, and why wouldn't he be? "Alkudia Smir is simply the best value for money available anywhere on the Mediterranean at the moment," he says.

"These are superior quality apartments in a prime location, on the most exclusive stretch of coastline in Morocco, and they're available for a fraction of the price you'd expect to pay in Spain or France."

The reason for this incredible value is that Morocco is currently in the midst of an unprecedented modernising drive which hasn't been lost on the airlines.

The recent introduction of an 'Open Skies' policy has further contributed to an increase in European tourists through low cost carriers like easyJet and Ryanair, and tourist numbers are predicted to hit 6.8m for 2006, which equates to a 60pc increase over the last three years.

Investment will be the key draw on this second phase though. Investors are currently experiencing capital appreciation of between 15pc and 35pc per annum on quality coastal properties depending on location.

At a third of equivalent Spanish property prices; the potential for capital growth is considerable.

Rental yields of around 6pc per annum are also now being experienced, though these are expected to soar as the tourist industry matures over the next two to three years. One word of warning before you go there though. Don't say I didn't warn you about the camels.

Larionovo offices in Lr Baggot Street in Dublin are open today for reservations for this second phase of Alkudia Smir.

Buyers who reserve their unit between now and close of business tomorrow, Monday, March 12, will receive two free flights to Morocco.

Property in Morocco is a very attractive investment option - prices of some coastal properties on the Atlantic Coast and Mediterranean Coast have doubled over the last year and are still rising. The scenic beauty of Morocco and the pleasant weather make it ideal for holiday homes, retirement homes or as an appreciating property investment. So make sure you purchase your own property in Morocco while it is still affordable.
